ABSTRACT: The study aims to evaluate the various building frame systems possible in the construction of a four-storey car park and to provide optima analysis of each of the building system that will identify the most economical design approach. The study considers ten (10) building frame systems classified according to: Special Moment Resisting Frame (SMRF) Concrete (column beam slab, column flat plate, and column beam t-joist slab); Dual Concrete (column beam slab and column flat plate); SMRF Steel (column beam slab, column beam t-joist slab); and Dual Steel (column beam x-brace and concrete slab, concrete slab, concrete beam x-brace and concrete t-joist slab). Standard design practice and minimum building code requirements served as the guidelines in developing the design approach and equally applied to the ten (10) frame systems. The study shows that there is no consensus yet among experienced structural engineers as to the best possible design. There is no prevalent perception from prospective investors as to their primary considerations in contracting a structural projects involving aesthetics, environmental impact, investment cost and their personal point of views. Furthermore, SMRF Concrete Flat Plate was the building frame system that requires the least cost of investment. All building frames passed the requirements for structure performance involving deflection in terms of x dir, and allowable deflection; passed the requirements involving reaction of the structure for each type of foundation. As far as the selection of the best system, Dual Column Flat Plate got the highest total score involving economics, speed of construction, integration of the architectural and structural elements, flexibility for future use, spans and floor loads and foundations consideration. Hence, the study concluded that Dual Column Flat Plate (Dual Concrete) is the best building frame system to be adopted in such Four-Storey Car Park Project. Finally, the researcher recommends that in undertaking structural projects related to the particular structure considered in this study, primary investigation should focus on the suitability of the column flat plate.
