Formatted contents note ABSTRACT: The study seeks to identify, distinguish, and assess the various risks involve in conventional and green retrofitting in the Philippines. A total of 71 risks were identified from 50 related literatures and studies. Pareto analysis was used to filter the most critical risk factors down to 6, which accounted for 80% of the overall risks. These factors comprise of inexperienced workforce, lack of financial support, high project cost, uncertain return on investment, poor policies, and problems with stakeholder communication. Surveys were conducted to determine the paired importance of 6 different risk factors in terms of quality and costs using the Analytic Hierarchy Process. The ranking revealed that for conventional retrofit projects, lack of financial support was the most imperative risk factor in terms of cost, while for green retrofit projects, poor policies were identified as the most important. In terms of quality, the study found that incompetent workforce was the most important risk factor for conventional retrofit projects, while poor policies were identified as the most important risk factor for green retrofit projects . The T-test statistical tool revealed that there were no significant differences between the critical risks of conventional and green retrofit projects when considering booth the project costs and quality. The findings of this study can be used by industry professionals to develop strategies to manage and mitigate the identified risks in both conventional and green retrofit projects in the Philippines.
