Formatted contents note ABSTRACT: Identifying the Critical Risk Factors (CRFs) specific to the construction phase of modular construction could help fill the existing knowledge gap regarding implementing construction methods. This paper analyzed the CRFs, specifically in the transportation and assembly stages, using a validated questionnaire as a basis for developing a framework for residential modular construction projects by determining priority CRFs. Based on the results of the study, 14 CRFs were found to be associated with the transportation stage, and 16 CRFs were found to be associated with the transportation stage, and 16 CRFs were found to be associated with the assembly stage using the meta-analysis. Through Pareto Analysis, the study established the top seven CRFs as crucial for the transportation stage and the top eight CRFs as vital for the assembly stage. Using a validated questionnaire, experts assessed CRFs by means of the fundamental scale of the Analytical Hierarchy Process. The results showed that the transportation stage’s most prioritized risks, in rank order, were Damages During Transportation, Schedule Delay’s, and Lack of Coordination and Communication Among Stakeholders, while the most prioritized CRFs in assembly stage were Accidents , Schedule Delays, and Geometric and Dimensional Variabilities, respectively. With this, Residential Modular Risk Framework has been developed for modular construction companies, which can guide and improve transportation and assembly activities during the construction phase, resulting in more efficient and successful projects.
