It will tackle causes or determinants taken by homebuyers upon buying their properties. This study is proposed by Roselle Alquino, Jomellen Antivo, Alyanna Joy Hernandez, Janwyn Morales, Jannielyn Pacayra, and Maria Ohlin Sabino & they were supervised by Professor Bernard Letrero. Real estate investing involves the purchase ownership, management, rental and/or sale of real estate for profit. Nowadays, most of the average Filipino has no choice but to rent, rent wherein they just padding up the landlord's pocket, rent that is actually a burden because at the latter part, they invested their money into nothing. But before acquiring a property, one must assess his financial stability and preferences on which to purchase. To elaborate more, this study come up with different questions regarding the profile of homebuyers, factors that influenced them to buy the property, problems they encounter during their stay, means & the financing scheme they undergone in the acquisition of their property, and the significant difference with the factors that influence homebuyers preference according to its importance in terms of age, occupation, educational attainment, monthly family income, civil status, and years of employment being the hypothesis. In order to answer these goals, the researchers used surveys questionnaires as the main data-gathering instrument. The survey was conducted at Carmon Estates in Cavite. After the data-gathering, the researchers used the frequency distribution & mean as the formula for the statistical treatment of data. After analysing the data, researchers found out that majority of homebuyers processed their property under home financing; bank, in-house and Pag-ibig. On the other hand, in choosing a property, they considered security, environment, and proximity to church, market, school, mall, hospital and to their work as well as the subdivision's amenities as the factors during the acquisition of their property. In terms of strategies of the developer, TV commercials and advertisements, flyers, billboard and site manning attracted them most to buy from them. Based on these, the researchers can now conclude the homeowners did not just immediately purchase their house without considering their criteria or preferences. They considered so many things before they decided to buy. Because of this, researchers formulate guidelines as the recommendation of this study for those aspiring homeowners who want to acquire their own house. Such guidelines include different factors to consider and strategies to use upon acquiring a property. For example, they must assess first their financial situation if they are already capable to buy that they will not face difficulties in terms of the monthly amortization. They should also consult an expertise in the field of real estate because it will help them a lot regarding decision making. Aside from that they must provide their own list about their preference or criteria of the house they want. These are just few of guidelines that an aspiring owner should follow in purchasing a property. Other editions:
