ABSTRACT: The URent: IoT-Based Apartment System is designed to make rent and utility billing easier and more efficient for apartment owners and tenants. Traditional ways of managing rent and utilities are often slow, require a lot of manual work, and can lead to errors. URent addresses these challenges by automating and simplifying billing processes, offering both tenants and landlords a real-time, data-driven solution for monitoring electricity and water consumption. The system incorporates IoT-enabled devices such as Arduino Uno and NodeMCU ESP8266 to facilitate seamless connectivity and data transmission. Additionally, it utilizes an AC Power Analyzer (20 Amps) for electricity monitoring and a YF-S201 Water Sensor for water tracking, enabling precise consumption measurement. The system provides a real-time dashboard where landlords can track tenant payments, electricity and water usage, and billing records, while tenants can see their expenses instantly, making everything more transparent, efficient, and convenient. To evaluate the system’s effectiveness, the study applied the ISO standard. The evaluation process involved a face-to-face demonstration and feedback collection from respondents, ensuring a comprehensive assessment of the system’s capabilities. The results yielded an overall mean rating of 3.39, which was interpreted as excellent, highlighting the system’s reliability and effectiveness in enhancing apartment management. By integrating IoT and real-time data analytics, URent significantly improves utility monitoring and rent billing, reducing manual workloads and promoting a more transparent, automated, and efficient approach for landlords and tenants. This study demonstrates how IoT-driven innovation can transform traditional apartment management practices, making them more accurate, convenient, and scalable for modern housing developments.
