505 _aNAME OF THE PROJECT The project feasibility study will be entitled "Real Estate Project: A Feasibility Study on a Proposed Mixed-Use Apartment Building in 404 2nd Street, Balic-Balic, Sampaloc Manila." DEFINITION OF THE PROJECT The proposed FRM Mixed-Use Apartment Building features two commercial units on the ground floor, six parking slots, along with six loft-type units spanning the 2nd and 3rd floors. The roof deck is exclusively reserved for residents of the Mixed-Use Apartment building. The project's development aims to provide spaces for lower-middle-class individuals, with the primary objective of creating a mixed-use development in Sampaloc, Manila. This development will include apartments designed to accommodate singles, couples, and small families. Furthermore, it will incorporate business opportunities within the area, with the goal of optimizing profit and space utilization through rentals. The project is committed to ensuring housing safety, modern design, and convenience for residents by offering both residential and commercial spaces. On the ground floor of the building, there are two commercial spaces, each covering 39.96 square meters. These commercial units will be named Unit 1-A and 2-B. These spaces can cater for various services, including retail, health and wellness, food and beverage, drug stores, eateries, and others that can serve the needs of the tenants and neighboring residents. The 2nd and 3rd floors of the building feature six loft-type units, each spanning 33.24 square meters. The residential units for the second floor will be called Unit 2-A, 2-B, and 2-C, and Unit 3-A, 3-B, and 3-C for the third-floor units. These units are designed to accommodate singles, couples, and small families, with a unique loft-style layout that adds to their aesthetic appeal. Finally, the top floor of the project will exclusively function as a multifunctional space, serving as an area for drying clothes, leisure and study, and open spaces to meet the tenants' requirements.
